After reviewing the Nevada Senate Bill (SB) 174, I have found that IT IS BAD for homeowners! I encourage everyone to read it for your selves at the following web address: http://www.leg.state.nv.us/Session/76th2011/Bills/SB/SB174.pdf
An important note: READ IT ENTIRELY! The first 10 or 15 sections look and sound good for homeowners, but the last few are VERY bad! This has been done on purpose... Most people, including me, begin reading the changes and stop after the first page or so because: 1) it's boring, and 2) the first few sound really good for homeowners. However, when read all of the way to the end, you will see how this bill eliminates the Executive Boards criminal liability, allows the executive board to transfer money with two signatures, and this bill allows the HOA to impose a lien for ANY amount due to the association for any reason.

Upcoming City Elections
We should all have gotten our sample ballots by now. I hope everyone takes the time to vote. Hopefully, by weeks end, I can give a little insite into the candidates so we can make an informed decision as to who to vote for.
Although he is not in our ward, Richard Cherchio is a stand-up guy and is truly about helping the people of our city!

Bitsky's Arraignment/Pre-trial
Well the arraignment was uneventful, as Mr. Bitsky was not present and the court room was cleared because the media was there. Too bad. Anyway, Mr. Bitsky's attorney, Carl Arnold, pled "not guilt" and asked for a trial by jury. The Pre-trial is set for 04/14/2011 at 1:30 PM at the North Las Vegas Municipal Court.
The question remains: who is paying for his attorney? We have our money on the ACHOA is footing the bill.
Consider this: we pay $16 dollars per month for maintenance of the common areas and for the HOA to conduct it's business, BUT dead trees and shrubs don't get replaced, vehicles in disrepair remain parked in our neighborhood don't get removed, the HOA doesn't hold elections and/or meetings as required by law, and the HOA doesn't provide any correspondence other than childish rants disguised as a newsletter.
We, as homeowners, need to stop thinking that we only want to pay $16 for a non-functioning HOA, and start thinking "how can we have a functional, constructive HOA that actually IMPROVES our home values!"
On a final note: in one of the latest rants from the HOA, the Board claims that several homes were bought and that people want to live in our neighborhood. Well, take a drive around the block... there are more homes for sale on Bitsky's street than all other streets combined. I wonder why people are leaving that area?!
