ACHOA Elections cancelled... AGAIN.
By now, we all should have received the letter from the ACHOA announcing that the Board of Director's election has been cancelled. This is two years in a row that the elections have been cancelled. A complaint has been filed with the NRED and in currently being investigated.

2011 ACHOA Elections
Check your mailboxes for the latest letter from the ACHOA announcing board of directors election in October. Even though NRS requires 30 days for nominations, the current board is giving us less than 22, so I encourage every homeowner to nominate themselves for the single, open seat immediately! We desparately need new people to be involved with our HOA, the current BOD has been in place for over 8 years and it's time for a change.
Also, I'm puting the final touches on the community newsletter and we be getting it out as soon as possible.

Ride to Work Day - Monday, June 20
Hey, everybody... Monday, June 20, is Ride to Work Day. It's makes for a great excuse to dust off the bike or scooter and take it to work. Of course, here on Las Vegas, it's always riding weather, but people like me get complacent and routinely take the car. So... here's to two-wheeled locomotion! It saves gas and eases traffic congestion.

Community Yard Sale
Well, it was a pretty successful weekend for our yard sales. Not as many homes participated, but that's ok because not every one get into them. Regardless, we will continue to announce them so that we can maximize our selling potential!
In the future, we will establish a set time period for the date of the semi-annual yard sales so that we can all plan ahead. I think this was the perfect time, so I will put the first weekend in June for next year's Spring/Summer yard sale. Expect the date for the Fall/Winter communtiy yard sale in the next few months. Just a reminder: we are allowed to have 2 garage/yard sales in a 12 months period, with each one having a maximum of three days.

Thunder in the Mountain, Brain Head, Utah
This is the 13th year for the Thunder in the Mountain charity ride. This ride benefits the Brain Head Volunteer Fire Department. This is one of the best rides in the country! Community Yard Sale
Some of us are having a yard/garage sale on June 4th and 5th. We will be placing an add on Craigslist, too. If enough people show an interest in having a yard sale, we will post it as a community yard sale, it which might encourage more people to come. Anyway, NLV requires a permit to have a yard/garage sale. It is free and the form is available on the NLV website or you can download/print a copy from our ACHOW website. (I hope to havew the document available by Tuesday 5/3/11)

Dunkin Donuts on Simmons.
The Dunkin' Donuts on Simmons St has reopened and is under new management. It's only a few blocks from our community with a lot of enticing menu items, plus a rewards program. They have a large variety of donuts, muffins, bagels, sandwiches, drinks and (of course) coffee. They also have a couple of rewards programs. The first is a DD Rewards rechargeable gift card that allows you to earn cash-back redeemable via coupons every month. They also have a drink card that gets punched for every drink you purchase. ACHOA Executive Board Meeting
The ACHOA will be having an ExecutiveBoard meeting on Thursday, April 21, 2011, at 1:30PM. Of course, this will be located at the Bitsky's house, 2906 Pumpkin Harvest. The ACHOA board is requiring that any comments for the board be submitted in writing PRIOR to the meeting so the comments can be approved.
Per NRS, it is the homeowners RIGHT to record the meeting, which is strongly recommended! After starting your recording device, make sure that you announce that you are recording.

Nevada SB 174 - BAD for Homeowners!
After reviewing the Nevada Senate Bill (SB) 174, I have found that IT IS BAD for homeowners! I encourage everyone to read it for your selves at the following web address: http://www.leg.state.nv.us/Session/76th2011/Bills/SB/SB174.pdf
An important note: READ IT ENTIRELY! The first 10 or 15 sections look and sound good for homeowners, but the last few are VERY bad! This has been done on purpose... Most people, including me, begin reading the changes and stop after the first page or so because: 1) it's boring, and 2) the first few sound really good for homeowners. However, when read all of the way to the end, you will see how this bill eliminates the Executive Boards criminal liability, allows the executive board to transfer money with two signatures, and this bill allows the HOA to impose a lien for ANY amount due to the association for any reason.
Please write your congressmen and tell them not to pass this bill! Below is a list of names and email address for our Clark County Reps:

Upcoming City Elections
We should all have gotten our sample ballots by now. I hope everyone takes the time to vote. Hopefully, by weeks end, I can give a little insite into the candidates so we can make an informed decision as to who to vote for.
Although he is not in our ward, Richard Cherchio is a stand-up guy and is truly about helping the people of our city!

Bitsky's Arraignment/Pre-trial
Well the arraignment was uneventful, as Mr. Bitsky was not present and the court room was cleared because the media was there. Too bad. Anyway, Mr. Bitsky's attorney, Carl Arnold, pled "not guilt" and asked for a trial by jury. The Pre-trial is set for 04/14/2011 at 1:30 PM at the North Las Vegas Municipal Court.
The question remains: who is paying for his attorney? We have our money on the ACHOA is footing the bill.
Consider this: we pay $16 dollars per month for maintenance of the common areas and for the HOA to conduct it's business, BUT dead trees and shrubs don't get replaced, vehicles in disrepair remain parked in our neighborhood don't get removed, the HOA doesn't hold elections and/or meetings as required by law, and the HOA doesn't provide any correspondence other than childish rants disguised as a newsletter.
We, as homeowners, need to stop thinking that we only want to pay $16 for a non-functioning HOA, and start thinking "how can we have a functional, constructive HOA that actually IMPROVES our home values!"
On a final note: in one of the latest rants from the HOA, the Board claims that several homes were bought and that people want to live in our neighborhood. Well, take a drive around the block... there are more homes for sale on Bitsky's street than all other streets combined. I wonder why people are leaving that area?!
